Completed in 2007, WDG designed 20 M Street as a 10-story, 190,000-sf, LEED Gold-certified office building focused on energy efficiency and resource conservation. Lerner requested WDG return to the building to collaborate with them for a solution to the vacant second floor.
The result is a transformation of approximately 75% of the floor plate into office space while reimagining the remainder as a dynamic Amenity Space for the entire building.
The new space is inviting and sophisticated. WDG balanced neutral wall and ceiling finishes, with wood-look tile flooring throughout the space to create a seamless, welcoming transition into the amenity rich area.
Adjacent to the remodeled elevator lobby, our team designed a 1,090-sf conference and training facility with adaptable seating to support the needs of office tenants and visitors. A custom wood trellis ceiling outlines the conference room, adding warmth and cohesion, by visually linking the space to the adjoining bar area—the heart of the amenity space.
The bar, lounge, and gaming areas offer a welcoming environment for co-working and social gatherings. This 3,900-sf corner is arranged for comfort and flexibility with a curated selection of eclectic furnishings that captures a sophisticated aesthetic blending residential warmth with corporate polish.
Thoughtful lighting contrasts with the exposed concrete ceiling and mechanical systems above, all painted in gray-toned finishes to subtly neutralize the infrastructure, creating a refined backdrop for the furniture below. A custom-designed, 25-foot-long sofa anchors the lounge, offering a focal point that is as visually striking as it is comfortable.
